Founder & Managing Partner
Michael Spaulding is a 25-year veteran of the residential and commercial real estate finance industry, with a career spanning every seat at the table — originator, intermediary, and institutional lender. Early in his career, Michael established deep roots in the Dallas-Fort Worth metro, one of the most transactionally active real estate markets in the country, before relocating to Florida and expanding his practice across the Southeast. That dual-market fluency informs Spaulding Capital Partners' geographic focus and gives the firm a sourcing advantage that is difficult to replicate.
Prior to founding Spaulding Capital Partners, Michael served as an account executive on the institutional side of the business with a national REIT providing specialized investor finance secured by first trust deeds — a role that gave him direct insight into how institutional capital is underwritten, structured, and deployed at scale. Combined with his years as an independent intermediary, Michael understands the full capital stack from both sides of the closing table, a perspective that proves invaluable when structuring complex transactions for sponsors who need more than a standard term sheet.
Over the course of his career, Michael has been involved in excess of $1 billion in funded transactions across residential and commercial asset classes. His specialization in creative loan structures and complex capital solutions has made him a trusted resource for investors, developers, and sponsors navigating transactions that fall outside conventional lending parameters.
